How the BRRRR Strategy Works

The BRRRR method lets you recycle the same capital across multiple deals, building a rental portfolio without tying up all your cash in a single property.

Capital Efficiency
Pull out equity and deploy it again — how much you recover depends on the appraisal and the rent the property supports.
Portfolio Growth
Redeploy recovered capital into the next deal instead of tying it up in one property.
Passive Income Stream
A stabilized, leased property generates rental income once the refinance closes.
B

Buy — Acquire with a Fix & Flip Loan

Purchase a distressed or undervalued property using a fix and flip loan. Fix and flip loans can close in as little as 7 days once the file is complete, with up to 90% of the purchase price financed and rehab costs funded in draws as the work is completed.

R

Rehab — Renovate with Draw-Based Funding

Use your Fix & Flip loan's construction draw schedule to fund renovations in stages as milestones are hit. Funds are released on time, keeping your project on budget and on schedule.

R

Rent — Place a Tenant & Stabilize

Once renovation is complete, lease the property. A signed lease and documented rental income set you up for the DSCR refi. Most lenders require 3–6 months of seasoning after completion.

R

Refinance — DSCR Cash-Out at New ARV

BrightPath refinances the stabilized property based on its new appraised value — not what you paid for it. Up to 75–80% LTV on ARV. No income docs required; qualification is based on the rental income alone.

R

Repeat — Deploy Recycled Capital into the Next Deal

The cash-out proceeds fund your next acquisition. Keep the rental generating cash flow while you scale. Rinse and repeat with the same team and a lender who knows your track record.

What to Expect When You Finance a BRRRR Deal

Three steps, one point of contact. BrightPath Loans keeps the documents, timelines, and follow-up moving so you can stay focused on running the cycle.

1

Submit Your Scenario

About 2 minutes

Tell us the property, the loan amount you need, and the state it’s in. There’s no cost and no credit pull to get started. A loan specialist reviews the details and follows up the same business day with the terms available for your scenario.

2

Documentation & Underwriting

In as little as 24 hours

For the purchase and rehab, you’ll provide the contract, a line-item rehab budget, and comparable sales supporting the after-repair value. For the refinance, underwriting uses the finished property’s appraised value and its lease or market rent.

3

Appraisal, Title & Closing

Purchase or refinance in as little as 7 days

The purchase closes first, with rehab funds released in draws as work is inspected. Once the property is stabilized and leased, the refinance is ordered against the new appraised value. Seasoning requirements before a cash-out refinance vary by lender.

BRRRR Strategy Loan FAQs

BRRRR takes two loans, not one. A short-term fix and flip loan covers the purchase and rehab, then a DSCR cash-out refinance replaces it once the property is stabilized and leased — pulling your capital back out so you can do it again.

BrightPath Loans has worked with real estate investors for over ten years, and both halves of the cycle are products we handle. Getting the refinance planned before you buy is what keeps the timeline from stalling in the middle.

BRRRR Strategy Questions
BRRRR stands for Buy, Rehab, Rent, Refinance, Repeat. You purchase a distressed property, renovate it to increase its value, rent it out to generate income, refinance based on the new appraised value to pull out equity, then use that equity to buy your next investment property.

The goal is to build a rental portfolio while recycling the same capital instead of tying it up in one property. The strategy depends on the rehab creating enough value that the refinance returns most of what you put in — which is why the numbers need to be tested before you buy, not after.
Two. Phase 1 uses a fix and flip loan — short term, typically 6 to 24 months — to cover the purchase and renovation costs, with rehab funds released in draws as work is completed and inspected.

Phase 2 uses a DSCR cash-out refinance once the property is stabilized with a tenant. That replaces the short-term loan with long-term financing and pulls equity back out based on the property’s new appraised value.

Planning both at the same time matters. A rehab loan that looks fine on its own can leave you stuck if the refinance won’t support paying it off.
Most DSCR programs require a seasoning period of three to six months after renovation completion before allowing a cash-out refinance, and the property typically needs a signed lease and documented rental income in place.

Seasoning requirements vary, and some programs are shorter than others. This is the single most important thing to confirm before you buy, because a rehab loan maturing before your refinance is permitted is how BRRRR deals get into trouble.

Build the lease-up period into your timeline too. A finished property with no tenant isn’t ready to refinance.
Cash-out refinances typically reach up to 75% of the property’s appraised value, with some programs going to 80%.

Where you land depends on your DSCR, credit score, property type, and the market. The higher your ratio and score, the better the leverage and rate available to you.

Worth being conservative when you model the deal: the appraisal drives this number, and an appraisal that comes in under your projected after-repair value reduces how much capital you get back out.
No personal income documentation is required. Qualification is based on the property’s rental income relative to its monthly payment.

A signed lease or a market rent appraisal (Form 1007) documenting the property’s rental potential is typically required in place of pay stubs or tax returns. A signed lease at or above the appraiser’s market rent figure is the strongest position to refinance from.
Most programs require a minimum DSCR of 1.0, meaning the rent covers the property’s full monthly payment — principal, interest, taxes, insurance, and any HOA dues. A ratio above 1.20 to 1.25 generally accesses better rates and leverage.

The BRRRR calculator above will estimate your DSCR so you can stress-test the deal before you buy. Run it with a conservative rent figure and a higher insurance number than you expect — those two inputs are what most often come back worse than projected.
Working With BrightPath
Over ten years working with real estate investors. That span covers several rate cycles and more than a few rounds of guidelines tightening and loosening, which is the part that matters to you: we can usually tell early in a conversation whether a scenario is going to work, what it will take to get it done, and where it’s likely to snag.

You’ll talk to someone who works on investment property files specifically — not a general mortgage rep learning the product on your deal.
Both halves of the cycle are products we work on constantly — rehab financing on the front end, DSCR refinances on the back.

What makes BRRRR different from either product on its own is that the two have to line up. Seasoning requirements, how the after-repair value is appraised, whether a lease is in place, and when the rehab loan matures all have to fit together, and they’re set by different programs with different guidelines.

The useful thing we can do is model the exit before you buy: what the refinance is likely to support, what it will require, and whether the capital you expect to recover is realistic. If the numbers don’t work, we’ll say so up front.
A loan specialist reviews your scenario and follows up the same business day to go over terms and answer questions. That’s a conversation, not an application — nothing is committed at that stage, and there’s no credit pull to have it.

It helps to have the basics handy: the property address, the purchase price, your rehab budget, and what you expect the property to be worth and rent for once the work is done. That last figure is what determines whether the refinance returns your capital, so it’s worth discussing early.
No. Submitting a scenario, getting terms, and asking as many questions as you want costs nothing, and there’s no credit pull to start the conversation. Finding out what your deal looks like doesn’t commit you to anything.

Real costs enter the picture only once you decide to move forward, and they’re the standard third-party items on any real estate loan — appraisal, title work, insurance. Those are quoted to you before you’re asked to spend anything, so you know the number in advance rather than discovering it at closing.

If the terms don’t work for you, walking away at that point costs you nothing but the time you spent asking.
Usually one of five things, and the timing ones are specific to BRRRR.

The after-repair appraisal comes in below what the deal was modeled at, so the refinance returns less capital than planned. Seasoning turns out to be longer than expected, or the rehab loan matures before the refinance is permitted. The property isn’t leased in time, so there’s no rental income to qualify on. Insurance or taxes come in higher than budgeted, pushing the DSCR below the threshold. Or the rehab runs over budget and the extra cost never comes back out in the refinance.

Almost all of these are foreseeable if the refinance is modeled before the purchase, which is exactly why that conversation is worth having first.

You’ll hear back the same business day with the terms available for your deal — not a week later. Rehab loans and the DSCR refinance can each close in as little as 7 days, with rehab funds released in draws as work is completed and inspected. See if You Qualify

Priced and Quoted Up Front

You’ll see the rate, the points, the leverage, the prepay structure, and the third-party costs before you commit to anything — on both phases. Pricing moves with your experience, the leverage you need, and how much margin the deal carries, and we’ll walk you through how each one affects your quote.

A Process Built for Investors

No tax returns, no W-2s, no employment verification — the rehab loan is underwritten on the deal and the refinance on the property’s rental income. We handle the document list and the conditions on both ends, so your time goes into the project.

Over a Decade of Experience

We’ve worked with real estate investors for over ten years, through several rate cycles and repeated rounds of guidelines tightening and loosening. That shows up as fewer surprises: we can usually tell early whether a deal pencils, what it will take, and where it’s likely to snag.
